Many sellers try to take shortcuts when it comes to small maintenance and repair issues in the property. They paint over a leaky roof/ceiling instead of fixing it, they paint over the rotting wood of window trimmings instead of changing or removing them all together. A fresh coat of paint over a leak or rot doesn’t always mask the damage, and if the agent or the buyer notice it then they will assume you are hiding even more issues. Also the paint is a temporary measure, it won’t last more than a few weeks, since selling a property takes some time, you should avoid the risk and spend the money (a leak repair is fairly cheap) and get the highest possible bid on your property.

There are other little things sellers do to try to mask any small issues in the property, like shutting off the water instead of fixing a runny toilet or leaky faucet. Avoiding turning the lights on in a certain room to hide an issue with the electricity (which can be dangerous and could make you liable). Sellers use small appliances like heaters, A/Cs, dehumidifiers, or even put tape or plastic wrap around windows and to hide areas of the house that are too hot, cold or damp. Sellers even try to hide water gathering near the foundation with plants or other items.

A savvy buyer or agent will not only notice these things, they will see the seller as dishonest, they will also not offer the type of price the property might actually be worth if these small issues were just taken care of. The cost of fixing these issues is far lower than the gains from bidding wars and above asking offers that a seller can enjoy during a seller’s market.
