Selling Season Dos and Don’ts

Christmas is around the corner and the season of selling your property at a great price is still upon us.

Clearly, right now is a great time for selling property, inventory is low, buyers are motivated, and mortgage rates are still at a record low. However, if you expect to get the best possible deal you will have to take some steps on your end as the seller, with the help of a good agent like Amin Vali.

Today we want to talk to you about a few possible mistakes that we think could hinder your chances of getting the highest bids.

These may seem simple now, but believe us, experience has shown they make a difference.

We’ve mentioned this first one in our previous posts, but it’s worth mentioning again. Make sure the outside of the property is well maintained and clean, the buyer will be trying to imagine themselves as the owner, so you want them to feel a sense of pride when they do.

We understand that the holidays and the winter season is a little different this year, considering the pandemic, however, making sure the property is not a reflection of that by using festive and cheerful decorations both inside and outside will make the property that much more attractive.

A big mistake many sellers make, especially when the weather is cloudy/rainy, is not cleaning all the windows thoroughly. Having dirty windows, under normal circumstances may be an unimportant negative reflection on the property owner, but when you are trying to sell, it is a negative reflection on the house and will make potential buyers begin to focus on the negative as opposed to the positive.

Be sure to use recent photos of the property, old photos will not only make it seem like you have been trying to, unsuccessfully, sell for months, but it also may make the potential buyers assume that the property is not in as good a shape now, compared to when the photos were taken.

Another potential mistake is keeping your property at a temperature that is cooler than 68 to 70 degrees. You may like a cooler temperature, or you are trying to avoid a big power bill, however, you should make sure to increase the temperature before a showing because a comfortable temperature will make the buyers have a stronger sense of comfort while inside the property.

Finally, and this is a big one, do not refuse a showing. We realize it’s the holidays, you may have something going on, or you are worried about the pandemic, however, (with all precautions in place), accepting a showing at a time that works for the buyer will provide you with more potential buyers and more bids.
